Best Property Management Companies in Boone, NC

Boone is not a one season market. A cabin here can book a ski weekend in January, an App State home game in September and a leaf trip in October, then sit quiet for most of March.

The managers who do well in Boone price each of those differently, keep homes ready for snow and steep driveways, and turn homes over fast on a Sunday.

The demand is real. Visitors spent about $532 million in Watauga County in 2025, up 3.1% from the year before, and roughly $144 million of that went to lodging. Across the market, Boone vacation rentals average about $338 a night at around 41% occupancy over the last 12 months, with October the strongest month at about 50% and March the slowest at about 33%.

This guide is about vacation rental managers, the companies that run nightly and weekend stays. If you are looking for a long term or student lease near App State, that is a different kind of manager, and we cover the difference below.

Short answer: we ranked Boone area vacation rental managers on guest rating, occupancy and average daily rate over the last 12 months, not on who has the most homes. On that index, Leisr Stays lands first on a small High Country portfolio with about 73% occupancy and a 4.8 guest rating. Blue Ridge Mountain Rentals is the largest operator at about 785 listings, with strong ratings and ADR, and Carolina Cabin Rentals follows with about 486 listings and the highest ADR in this group. Bigger portfolios and smaller local managers can both be the right fit, depending on the home.

Editor's note: this guide is published by Leisr Stays, which manages vacation rentals in Boone and appears on this list. We used the same scoring for every company, including our own.

How We Ranked Boone Property Management Companies

Size alone does not tell an owner much. A company with hundreds of homes can still leave money on the table if its homes sit empty or its guests leave unhappy. So we scored managers on the three things that show up in an owner's statement and in future bookings:

    • Guest rating (50%): reviews drive search placement and repeat guests.
    • Occupancy (25%): how often the homes actually book.
    • Average daily rate (25%): what those bookings earn per night.

We looked at the last 12 months of Boone area market performance, included named full service managers with at least 100 active listings, and added Leisr Stays as the publisher even though our Boone portfolio is smaller. Each figure was scored against the others in that group. Listing count is shown for context but is not scored.

We also looked at what does not show up in the numbers: whether the company has a local team, how it handles pricing, guest messaging and cleaning, who deals with winter access, how clear its owner reporting is and how easy its contract is to leave.

The Top Property Management Companies in Boone, NC

Figures are for the last 12 months. ADR is average daily rate.

    1. Leisr Stays

    ListingsGuest ratingOccupancyADR
    104.80 (165 reviews)73%$316

Leisr Stays manages vacation rentals across the High Country, including Boone, Blowing Rock, Banner Elk, Beech Mountain, Sugar Mountain, Valle Crucis, Vilas and Deep Gap. We have been investing in, cleaning and managing our own short term rentals since 2017 and launched Leisr Stays in 2022.

Our Boone homes are mostly 4 to 5 bedroom cabins that sleep 10 to 14, with hot tubs, game rooms and mountain views, and they start between $440 and $766 a night. Every home is cleaned by our in house team and inspected between stays, and pricing treats an App State home game, a ski weekend and a quiet March weekday as three different nights.

Our approach is simple: the attention of the host down the street, with the capability of a national operator. Taking care of people is the actual job.

Ask us about: how we would price your home's first winter and how we handle snow and ice access.

How to Choose the Right Boone Property Manager

The numbers narrow the list. These questions help you pick.

Who handles snow, ice and steep driveways in winter?

A lot of Boone's best rental homes sit on gravel roads and steep drives. Ask who clears them, how fast, and whether guests get access instructions before they arrive. A missed check in on a ski weekend costs a booking and usually a review.

How do you price App State weekends, ski season and October?

Boone has more than one peak. Home football games, graduation, ski season and leaf season all pull rates up, while March and early spring need sharper pricing to book. Ask a manager to walk you through how last October compared to last March for homes like yours.

Do you have your own cleaning team, or do you subcontract?

Turnovers are where most guest complaints start. In house teams are easier to hold to a standard, especially on busy weekends when every cleaner in town is booked.

What is in the fee, and what is billed on top?

Get a written list. Cleaning, repairs, supplies, hot tub service and snow removal are often billed separately.

How long is the contract, and how do I get out?

A good manager does not need to lock you in. Ask about the notice period and any fees to leave.

Local Rules That Matter in Boone

Before you pick a manager, know which rules apply to your home.

    • Inside Boone town limits, every short term rental needs an annual permit from the Town, and whole home vacation rentals are mostly limited to the downtown and business districts.
    • Outside town limits, in unincorporated Watauga County, there is no county rental permit, but HOA covenants can still restrict rentals. Blowing Rock, Beech Mountain and other High Country towns set their own rules.
    • Every stay carries a 6% room occupancy tax plus 6.75% state and local sales tax, about 12.75% total.
    • In North Carolina, anyone managing vacation rentals for an owner has to follow the NC Vacation Rental Act and work through a licensed real estate brokerage.

The Town's short term rental page has the full permit details. For a deeper look at fees, rules and earnings, see our guide to Boone property management.

How Much Do Property Management Companies Charge in Boone?

Most vacation rental managers in Boone charge a percentage of booking revenue rather than a flat monthly fee. Full service management across the industry often lands around 20% to 35%. At Leisr Stays it is typically 18% to 20% of gross rental income, depending on the home and the agreement.

That usually covers listing setup across the major booking sites, dynamic pricing, guest messaging, maintenance coordination and monthly owner statements. Cleaning is usually paid by the guest as a cleaning fee, and repairs, supplies and seasonal upkeep are usually billed at cost.

Long term and student rental managers price differently, usually a share of monthly rent plus a leasing fee. If you are comparing quotes, compare the same kind of service.

What Leisr Stays Does Differently in Boone

We are not the biggest manager in the High Country, and we do not try to be. We are selective about the homes we take on, not by price point, but by design, location and character, and we give each one the attention of a local host with a full team behind it.

    In practice that means:

    • An in house cleaning and inspection team between every stay
    • Pricing built around Boone's calendar, not a national average
    • Listings that sell what makes each home different, like the putting green at Antler Ridge or the views at Laurel House
    • Guest messaging handled by us, not passed back to you
    • Clear monthly statements covering bookings, revenue, expenses and payouts

The hospitality is old school. The technology is quiet.
