These terms apply to www.leisrstays.com and to the enquiries and bookings that begin on it. By using the site you accept them. If you do not, please do not use the site.

Leisr Stays is a licensed North Carolina real estate firm, licence number C41591, managing short term vacation rentals across North Carolina, South Carolina, Virginia and Washington DC. You can reach us at admin@leisrstays.com or on (828) 820-7804.

This site lists properties we manage and hands you to our booking system to reserve one. Property details, prices, photographs and availability come from our property management system and can change without notice.

We take care to describe properties accurately, but we do not warrant that every detail is complete or current at every moment. If something material is wrong with a listing, tell us and we will fix it.

Booking and payment happen on our booking system at book.leisrstays.com, which is operated for us by Hostaway. Card details are never entered on or stored by this website.

A booking is confirmed when you receive a confirmation from us, not when you submit the form. We may decline or cancel a booking where a property becomes unavailable, where the booking breaks the rules below, or where a listing showed a price or detail that was clearly wrong. If we cancel for one of those reasons and the fault is ours, you get a full refund.

The rates shown are for the property and the dates you select. Cleaning fees, taxes and any optional charges are itemised at checkout before you pay.

Cancellation terms are set per property. The policy that applies to your stay is the one you agreed to when you booked: it is shown on the checkout page before you pay, and repeated in your confirmation email.

To cancel or change a stay, contact us. Refunds follow the policy attached to that booking. Where a stay cannot go ahead for reasons outside anyone's control, we will work with you on the fairest outcome available.

Every booking is subject to a short term rental agreement, which is provided with your booking and governs the stay itself. The rules that come up most often:

• Quiet hours run from 10pm until sunrise, out of respect for neighbours.
• Smoking is not permitted at any of our properties.
• The number of guests on the booking is the number allowed to stay. Exceeding it puts the reservation at risk of cancellation.
• Homes are for residential use only. No parties, no large gatherings, and no commercial activity.
• Pets are welcome only at properties that say so, and the pet rules on that property page apply.
• Leave the home in a reasonable state. Costs of damage beyond fair wear may be charged, and some bookings carry a refundable damage deposit shown at checkout.

You are responsible for everyone in your party, including anyone under 18.

The text, photographs, layout and branding on this site belong to Leisr Stays or to the property owners we work with. You may browse, link to and share pages. Please do not republish, resell or scrape the content, or use it to train a service that competes with ours, without written permission.

Do not use the site to break the law, to interfere with its operation or security, to submit false booking or enquiry information, or to send automated traffic that degrades it for other people.

Our pages link to other sites, including our booking system, our social accounts, maps and local businesses we recommend. Those sites have their own terms and we are not responsible for their content.

We provide this site and our services with reasonable care and skill. To the extent the law allows, we are not liable for circumstances outside our reasonable control, including weather, natural events, utility failures, road closures or a property becoming unavailable through no fault of ours.

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be limited under North Carolina law. Our insurance does not cover your belongings, so consider travel insurance if you want that protection.

These terms are governed by the laws of the State of North Carolina. Our property management activities are conducted under the supervision of licensed brokers in compliance with the North Carolina Real Estate License Law (N.C.G.S. 93A) and the North Carolina Vacation Rental Act (N.C.G.S. 42A). A stay at a property in another state is also subject to that state's law.

We may update these terms, and will change the date at the top of this page when we do. The terms that apply to a booking are the ones in force when you made it.
